1. Full inspection and plan, no surprises
We did a walk-around with homeowners, marking rotten trim, loose flashing and failed caulking. We noted ventilation and roofline details that affect paint performance, and produced a repair list and staging plan to keep the job to a three-week window.

2. Scaffolding, tree protection and containment
Used aluminium modular scaffold towers and an articulating boom-lift for gables above 20 feet. We installed protective tree wrap and drop cloths, plus a debris net where paint scraping could fall into the neighbour’s yard. All gear met local OH&S standards and was inspected daily.

3. Repair and wood replacement
Removed failing trim back to sound wood; sistered joists where needed and replaced fascia, corner boards and select sections of soffit with clear pine and primed pre-painted PVC trim where rot was persistent. We used stainless steel fasteners at the eaves to avoid corrosion and ensured a 3–4 mm ventilation gap at the soffit where required for attic airflow.

4. Surface prep and priming
Stripped loose paint mechanically with hand scrapers and oscillating tools, then sanded feathered edges. Vinyl siding was pressure-washed at a controlled 1,200–1,500 psi with a fan tip, keeping nozzles back 2–3 feet to avoid lift. We applied a high-adhesion acrylic primer on bare wood and a bonding primer on weathered vinyl trim junctions.

5. Two-coat acrylic finish and trim seal
Finished with contractor-grade 100% acrylic latex exterior paint (high-build, mildew-resistant formula), two coats on all surfaces. For trim and areas prone to splash we used a premium acrylic enamel for extra abrasion resistance. All joints were sealed with backer rod where gaps exceeded 6 mm and a polyurethane exterior caulk rated for freeze–thaw cycles.

How do I know when repainting is needed?
Look for peeling or flaking paint, exposed bare wood, cracked caulking, and discoloured or brittle trim. If you can see rot along eaves or the paint is alligatoring, it’s time — those signs mean water’s getting past the barrier.
